June 2026: Wheaton's Housing Market Is Still Squarely in Sellers' Territory

If you own a home in Wheaton and you've been wondering whether now is the right time to sell, June's numbers give a pretty clear answer: this is still very much a seller's market, and it's only gotten tighter. I pulled the resale, single-family data for Wheaton going back to 2024 to see where things actually stand — not just headlines, but the numbers that tell you how a home like yours would perform if it hit the market today.

Home Values Are Climbing, and the Pace Is Accelerating

The average sales price for a Wheaton single-family home in June 2026 hit $567,879, up 9.9% from June 2025's $516,744, which itself was up 7.1% from $482,489 in June 2024. That's not a plateau — appreciation is speeding up, not slowing down. Over two years, the average Wheaton home has gained nearly $85,500 in value.

Price per square foot tells the same story. It's risen from $243 to $261 to $276 over the same three Junes — a steady climb that shows this isn't just a handful of high-end sales skewing the average. Buyers are paying more across the board, on a per-square-foot basis, for Wheaton homes.

Homes Are Still Selling Fast — and Close to Asking

Market time in June 2026 sat at 23 days on average, down from 24 in 2025 and only marginally above 2024's 22 days. In other words, well-priced Wheaton homes are still moving in well under a month.

Sellers are also getting close to full value for their homes. The average percent of last list price landed at 101.4% in June 2026 — essentially unchanged from 2024's 101.4% and 2025's 101.6%. Homes here aren't just selling, they're selling at or above asking price, which tells you buyers are still competing for the right listings.

Inventory Remains Historically Tight

Here's the number that explains everything else: months supply of homes for sale was just 0.8 in June 2026. For context, a balanced market — one that favors neither buyers nor sellers — typically runs around 5 to 6 months of supply. Wheaton has been sitting at less than one month of supply for three straight Junes: 0.7 in 2024, a brief bump to 0.9 in 2025, and now 0.8. That's an extreme seller's market by any conventional measure.

The number of homes actually for sale in June 2026 was 45, down slightly from 47 in 2025 but still well above the 37 available in 2024. So while there are modestly more homes on the market than there were two years ago, buyer demand has more than kept pace — which is exactly why prices and price-per-square-foot keep climbing even as supply ticked up.

What This Means If You're Thinking About Selling

Put these numbers together and the picture is consistent: strong and accelerating price growth, homes selling in well under a month, sale prices at or near full list price, and inventory that remains historically scarce.
