Wheaton Real Estate Market Report | September 2026

Wheaton Real Estate Market Report | September 2026

The Wheaton, Illinois real estate market continues to show some interesting trends as we move through the fall of 2026.

After reviewing the September housing market data and working directly with buyers and sellers throughout Wheaton and DuPage County, one thing has become increasingly clear:

The market is not behaving the same way for every property.

Move-in-ready homes that are priced correctly from the beginning are still attracting strong interest, often receiving multiple offers and selling at or above asking price.

Meanwhile, homes that need updating or enter the market overpriced are facing more resistance from buyers.

Let's take a closer look at the numbers and what they mean for homeowners throughout Wheaton.

September 2026 Wheaton Market at a Glance

The September market report shows continued activity throughout Wheaton, with 32 detached single-family homes closing during the month.

Homes that closed spent an average of just 25 days on the market, compared with 32 days during September 2025.

Sellers also received an average of 100.2% of their original asking prices, before concessions.

These numbers reinforce something I am seeing firsthand: buyers are still moving quickly when they recognize value, but they are becoming more selective about which properties they pursue.

Wheaton Home Prices: Understanding the Bigger Picture

One of the most important things homeowners should understand is the difference between a single month's sales figures and the broader housing market trend.

In September 2026, the median sale price for detached single-family homes was $526,000, compared with $597,500 in September 2025.

That represents a 12% decline when comparing those two individual months.

However, the trailing 12-month median sale price tells a different story.

Wheaton trailing 12-month median home sale price comparison

The trailing 12-month median sale price increased from $549,000 in September 2025 to $604,000 in September 2026.

That's a 10% increase year over year.

Monthly sales statistics can fluctuate significantly depending on the properties that happen to close. A month with more luxury home sales can produce a much higher average, while a month with more modestly priced homes can pull the average down.

That does not necessarily mean individual properties are losing value.

My takeaway: Wheaton's longer-term pricing trend remains positive, but buyers are becoming more selective about the properties they purchase and the prices they are willing to pay.

September 2025 vs. September 2026: Market Comparison

The following comparison highlights the changes in Wheaton's detached single-family housing market.

Several statistics stand out:

  • Closed sales remained unchanged at 32 homes.

  • New listings increased 6.9%.

  • Homes going under contract decreased 25%.

  • Available inventory increased 21.4%.

  • Average market time decreased from 32 days to 25 days.

The combination of more inventory and fewer contracts suggests that buyers had more choices and were taking a more selective approach.

However, the shorter average market time for closed sales shows that desirable properties were still attracting buyers.

Buyers Have More Choices in Wheaton

Wheaton housing inventory and buyer activity September 2025 versus September 2026

September brought more available homes and fewer new contracts than the same month last year.

Month-end inventory increased from 42 homes in September 2025 to 51 homes in September 2026.

Meanwhile, the number of homes going under contract declined from 40 to 30.

This is an important shift.

Buyers have more opportunities to compare properties, evaluate their options, and negotiate.

But having more choices does not mean every home is sitting on the market.

In fact, homes that closed in September spent less time on the market than those that closed a year earlier.

Well-Priced Homes Are Still Selling Quickly

Wheaton average market time September 2025 and September 2026

The average market time for detached single-family homes that closed in September decreased from 32 days in 2025 to 25 days in 2026.

That's a 21.9% reduction.

This is consistent with what I am experiencing throughout Wheaton.

Move-in-ready homes that are well-maintained, updated, and priced appropriately from the beginning are still attracting significant buyer interest.

Many are receiving multiple offers and selling at or above asking price.

However, the market looks very different for properties that need updating or are priced too aggressively.

Being overpriced is not a strong position for sellers in today's market.

Buyers are paying attention to condition, location, and comparable sales. When a home is priced beyond what the market supports, buyers are often willing to wait, look elsewhere, or negotiate.

A Market of Very Different Negotiating Outcomes

One of the most interesting things about today's market is how dramatically negotiations can vary from one property to another.

These are two actual situations I have recently experienced while representing buyers.

In one transaction, I was able to negotiate $20,000 off the asking price.

In another, we submitted an offer $35,000 above asking price and still lost in a multiple-offer situation.

Both outcomes are happening in the same general market environment.

It illustrates why there is no one-size-fits-all strategy for buying or selling a home in Wheaton.

The property itself, its condition, and its asking price are driving the level of competition.

Home Equity and Strong Down Payments Are Influencing the Market

Another trend I am seeing throughout Wheaton and the surrounding DuPage County communities is the amount of equity buyers are bringing into their next purchase.

Many existing homeowners have built substantial equity over the years, and that equity is helping them make their next move.

I am regularly encountering cash transactions and buyers making down payments of 20% or more.

These stronger financial positions can help buyers remain competitive, even as mortgage rates and borrowing costs influence affordability.

People are also continuing to purchase homes because their personal circumstances change.

Growing families, downsizing, relocation, employment changes, and lifestyle needs are all reasons people continue to enter the housing market.

Real estate decisions are not driven by interest rates alone.

Sellers Are Becoming More Flexible With Contingencies

Another interesting development is the growing willingness of some sellers to consider offers involving home sale or home closing contingencies.

In the most competitive market conditions, buyers who needed to sell an existing property often faced significant challenges getting an offer accepted.

Today, I am seeing more sellers willing to evaluate these arrangements.

That does not mean every seller will accept a contingent offer. However, it does create additional opportunities for homeowners who need to coordinate selling their current property with purchasing their next home.

This flexibility can be especially important for move-up buyers and homeowners who have significant equity tied to their existing property.

What Does This Mean for Wheaton Home Sellers?

If you are considering selling your home in Wheaton, the market continues to offer opportunities.

However, the approach matters.

  • Price appropriately from the beginning. Buyers are paying attention to value and comparing available properties.

  • Focus on presentation. Clean, updated, move-in-ready homes are attracting strong interest.

  • Understand your competition. Active listings can influence buyer expectations just as much as recent closed sales.

  • Be realistic about condition. Homes requiring significant improvements may need a different pricing strategy.

  • Evaluate the entire offer. Financing, contingencies, closing flexibility, and buyer qualifications all play important roles.

The goal is not simply to put your home on the market. It is to position your property to attract the strongest possible interest from qualified buyers.

What Does This Mean for Wheaton Home Buyers?

For buyers, the current market presents opportunities that were not always available during periods of intense competition.

There may be more time to evaluate certain properties, negotiate pricing, and discuss contingencies.

However, buyers should still be prepared to act decisively when a well-priced home becomes available.

The best opportunities are not always the properties with the largest price reductions. Sometimes they are the homes that offer the strongest overall value relative to their condition, location, and asking price.

Understanding those differences can make a significant impact on the purchasing process.

Joe Soto's Perspective: The Wheaton Market Is Becoming More Property-Specific

After more than 13 years in residential real estate, I have experienced many different market conditions throughout Wheaton and DuPage County.

What stands out about the current market is how much the outcome depends on the individual property.

We are seeing more choices for buyers, greater flexibility in certain negotiations, and continued competition for homes that are priced and presented correctly.

The September numbers reflect that contrast.

Inventory increased 21.4% compared with September 2025, while the number of homes going under contract declined 25%.

Yet the homes that closed in September spent an average of just 25 days on the market, and sellers received an average of 100.2% of their original asking prices.

My biggest takeaway is simple: The right home at the right price is still in demand.

For sellers, overpricing can be costly. For buyers, preparation and understanding property value remain essential.

And for both sides, having a clear strategy based on local market conditions can make all the difference.
