November Housing Snapshot: Attached vs. Detached Homes in DuPage County

Understanding the real estate market in DuPage County means looking beyond headlines and focusing on actual monthly data. Below is a breakdown of how detached single-family homes and attached properties (condos & townhomes) performed in November, and what it means for buyers and sellers moving into the next season.

As a DuPage County real estate agent, I review this data monthly to help clients make informed, strategic decisions.

Detached Single-Family Homes: November Snapshot

Detached homes in DuPage County continue to show price strength, even as inventory tightens.

Key November highlights (Year over Year):

  • New Listings: Down 5.6%

  • Closed Sales: Down 7.8%

  • Median Sales Price: Up 8.7% to $502,000

  • Average Market Time: Down to 38 days

  • Inventory: Down 10.4%

What this means:
Fewer homes are coming to market, but prices are still rising. Well-priced detached homes are moving efficiently, and sellers continue to hold leverage due to limited supply.

Buyers searching for homes for sale in DuPage County should be prepared for competition, especially in desirable neighborhoods.

Attached Homes (Condos & Townhomes): November Snapshot

Attached housing tells a slightly different story.

Key November highlights (Year over Year):

  • New Listings: Nearly flat (-0.9%)

  • Closed Sales: Up 1.8%

  • Median Sales Price: Up 4.5% to $287,250

  • Average Market Time: Increased to 32 days

  • Inventory: Down 2.5%

What this means:
Attached homes are still appreciating, but at a slower pace than detached properties. Buyers have a bit more breathing room, and days on market have increased — signaling more balance in this segment.

This makes condos and townhomes an attractive option for buyers priced out of the detached market, especially when exploring Wheaton and surrounding DuPage County neighborhoods.

List Price vs. Sale Price: Still Strong

Both attached and detached properties are closing near list price:

  • Detached homes averaged 99.1% of original list price

  • Attached homes averaged 98.2% of original list price

Translation:
Overpricing still gets corrected, but correctly priced homes continue to sell close to expectations.

This reinforces the importance of accurate pricing and local guidance from a trusted DuPage County real estate expert.

What Buyers Should Take Away

  • Inventory remains tight, especially for detached homes

  • Prices are holding firm despite fewer sales

  • Preparation and local insight matter more than ever

Buyers who understand what homes are actually selling for — not just what’s listed — are in the best position to succeed.

What Sellers Should Take Away

  • Demand remains strong for well-priced homes

  • Pricing correctly from day one is critical

  • Strategy matters more than market hype

Sellers considering a move should evaluate whether current conditions align with their goals and timeline.

The Bottom Line for DuPage County

November’s data confirms that DuPage County remains a competitive, resilient market, with notable differences between attached and detached housing. Inventory constraints continue to support pricing, while buyers and sellers alike benefit from data-driven decision making.

If you’re planning to buy or sell, understanding these trends — and how they apply to your specific neighborhood — is key.
