How inventory, pricing, and competition evolved in Wheaton over 10 years

2025. A Tighter and More Competitive Market

Fast forward to 2025, and the dynamic is very different.

Today’s Wheaton market features:

  • Lower inventory, especially for well-located homes

  • Faster sales timelines

  • Homes frequently selling at or near list price

  • Buyers competing more on terms, not just price

Inventory and Leverage Have Completely Flipped

One of the biggest changes over the last 10 years is who holds leverage.

In 2015, buyers had options and time.
In 2025, sellers who price correctly are rewarded quickly.

Pricing Is Higher, but Buyers Are Smarter

Prices have increased, but buyers today are also far more informed. They understand monthly payments, interest rates, and affordability better than ever.
